Industrial door repairs
A door that will not open stops a loading bay; one that will not close leaves a site open overnight. Most industrial door faults come down to a handful of parts: springs, motors, controls, safety devices and damage from vehicles. Published UK prices put a motor replacement on a shutter at £350 to £700 and spring or barrel work at £200 to £450, with industrial and multi-engineer jobs above that.
Tell us the door type, the make if you know it and what it is doing, and we will find a specialist who covers your area.
Common faults and what they usually mean
- Door will not move at all
- Power, a tripped thermal cut-out on the motor, a failed control board, or a safety device (photocell, safety edge) blocked or out of line. Check isolators and anything in the doorway first.
- Moves a little, then stops or reverses
- Usually a safety device, a limit set wrong, or a door that has become heavy because a spring has broken. Do not keep pressing the button: a broken-spring door strains the motor.
- Curtain out of its guides
- Typically after a vehicle strike or wind. The curtain needs re-feeding and the guides checking for bends; damaged laths are replaced individually.
- Loud bang and the door is heavy
- A torsion spring has broken on a sectional door. Stop using it: spring and cable failures are what safety devices are there to catch, and they need replacing as a pair.

When repair is the right call
Springs, motors, control boards, safety devices and a few damaged laths are wearing parts. Replacing them on a door whose curtain, panels and guides are sound is almost always cheaper than a new door, and a good engineer will tell you what else is close to the end of its life while they are there.
When to replace
Published guidance from the repair trade is that once a repair costs more than about half the price of a new door, replacement usually wins. Other signs: parts for the make are discontinued, the curtain or panels are badly distorted, the door has been hit repeatedly, or you need something it cannot give, such as insulation, a higher security rating or more cycles a day. A new door also comes with current safety devices and a fresh set of paperwork.
Vehicle damage
Most structural damage on docks is forklifts and lorries. Bollards and guide protectors either side of the opening, a clear marked approach and, on very busy doors, a high-speed door with a breakaway bottom edge all cut repeat repairs.
Making the door safe
If a door is damaged and cannot be repaired straight away, the engineer should make it safe: lock it closed or open, isolate the power and tag it. Do not let staff force a damaged door or work under a door that may drop.

How the job gets done
A typical repair, from first call to a working door.
Describe the fault
Door type, make if known, size, what it is doing and whether the site is secure. Photos help the engineer bring the right parts.
Attend and diagnose
The engineer makes the door safe, finds the cause and either fixes it on the spot or quotes for parts.
Repair
Parts fitted, the door rebalanced and limits reset. Larger parts such as curtains or panels may need a second visit.
Test and record
Safety devices tested, force check where needed and a written report left with the cause and anything else found.
