Industrial door servicing
Powered industrial doors are machines over a doorway, and the law expects them to be kept in efficient working order and safe. A planned maintenance contract covers that with regular visits: every door checked, adjusted and lubricated, safety devices tested, faults reported and a record left on site. A routine service visit on a single shutter typically costs £80 to £180; fire shutters with a drop test £300 to £600 a year each, before VAT.
Multi-door sites are priced per door per visit, with reactive callouts at an agreed rate. We find a specialist who can take on every door type on your site under one contract.
What the law and the standards ask for
- Workplace Regulations 1992
- Regulation 5 says workplace equipment, which includes doors, must be maintained in an efficient state, in efficient working order and in good repair. Regulation 18 requires powered doors to have features that stop them trapping anyone and to be stoppable in an emergency.
- Work equipment (PUWER 1998)
- Dock levellers and powered doors used at work are work equipment and must be maintained in good repair. Where equipment has a maintenance log, it must be kept up to date.
- Fire Safety Order 2005
- Fire shutters and fire curtains are fire safety equipment. Article 17 makes the responsible person keep them maintained in efficient working order and good repair.
- BS EN 12453 and the maker's instructions
- Powered doors are force-tested when installed and after any change that affects safety. Makers set service intervals in their instructions, and the trade body DHF publishes a code of practice for door maintenance.

How often
Most industrial doors are serviced every six or twelve months; busy loading docks and high-speed doors every six months or more often, because they cycle so much more. Fire shutters need at least an annual service with a drop test. A door's usage, its environment (food, chemicals, coastal air) and the maker's instructions set the interval. Ask the engineer to log cycle counts where the controller records them; it is the best guide to when springs and motors are due.
What happens on a visit
A proper service covers the structure (guides, tracks, fixings, curtain or panels), the counterbalance (springs, cables, drums), the drive (motor, brake, gearbox, chain), the controls and every safety device: safety edges, photocells, light curtains, spring-break and cable-break devices and emergency stops. Powered doors are force-checked where the engineer has the meter, and the visit is written up with a red, amber or green status for each door.
Contract terms worth asking about
Visits per year and what is included; whether parts and labour for repairs are covered or charged; the callout rate and target attendance time; out-of-hours cover for sites that run nights; and how reports are delivered. A single contract covering doors, levellers and fire shutters across a site, or an estate, is easier to manage than three.
Keeping the records
Keep the declaration of performance, the operating and maintenance instructions and every service report for each door for its whole life. They are what an insurer, a fire officer or an HSE inspector will ask for after an incident.
